HOA Membership & Dues

If your property is within the boundaries of the Fox Lake Hills Property Owners Association (FLHPOA), you are automatically a member. If your property is outside the boundaries, you cannot join the association.

View the FLHPOA association maps  →

No, membership is tied to property ownership and cannot be declined.

FLHPOA property owners who are up to date on their association dues and fees are considered members in good standing. Members in good standing may vote, use association parks and the harbor, and attend FLHPOA-sponsored events.

Dues and fees are charged annually with the payment due on January 1. According to our bylaws, the annual dues are as follows:

  • Unimproved lots (vacant land): $5 each
  • Improved lots (land with a structure): $10 each

In addition, an annual fee of $135 is assessed. So, if your property consists of one improved lot, your total annual amount due will be $145 ($10 + $135).

If you have additional full or partial lots, your total annual amount due will be higher. For example, a property with:

  • one improved lot and half an unimproved lot is $147.50 ($10 + $2.50 + $135)
  • one improved lot and two unimproved lots is $155 ($10 + $5 + $5 + $135)

You can pay your account online by going to Associa's payment portal at TownSq.

Please note that Associa charges a convenience fee for online payments. You can avoid this fee by mailing a check. To pay via mail, please include your account number on your check, and send to:

None of the board members interact with payments for association dues/fees from property owners.

FLHPOA has been using Associa Chicagoland for financial management since 2018. They collect association fees, pay vendors, maintain property ownership records, and perform bookkeeping tasks.

Invoice packets are assembled and mailed by board members in mid- to late-November. Your packet will arrive in a large manila envelope. Balances are due January 1.

Even if you don't receive an invoice packet, you can log in to TownSq to view your balance and make a payment. Please keep your mailing address in TownSq up to date to ensure you receive all FLHPOA mailings!

If you can't log in to TownSq because you need your account number, please contact Associa at (847) 882-8207 or email a board member, who may be able to email you an electronic copy of your invoice.

Please direct questions about your invoice and/or the payment portal to our financial management company, Associa Chicagoland, at (847) 882-8207.

All homeowners are required to pay their annual dues/fees by January 1.

Please see our comprehensive collections policy for information about the consequences of nonpayment.

FLHPOA dues/fees are used to maintain and improve common areas, fund community events, and cover essential operational costs.

These expenses include landscaping in the parks and harbor, playground equipment and repairs, pavilion and picnic table upkeep, electricity, legal fees, insurance, and more.

Meetings & Events

All homeowners are welcome and encouraged to attend our monthly association board meetings!

Meetings are held at 7 pm on the third Wednesday of each month at the Lake Villa Township Community Center (37850 N. Rte. 59) in the multipurpose room (1st door on the left).

During these meetings, board members provide updates, maintenance projects and upcoming events are discussed, and new and old business is addressed.

Homeowners in attendance also have the opportunity to ask questions and share concerns. We aim to keep these meetings to an hour or less.

For updates, check our website announcements and/or the FLHPOA Facebook page.

View the full list of meeting dates  →

Our annual meeting is held in September. During this meeting, the budget for the upcoming fiscal year is shared and board members for the next year are elected. Other important matters may be voted on during this meeting as well.

Unfortunately, this meeting cannot be held without a quorum (minimum number of homeowners in attendance). Since this is an important meeting for members to attend, we send a postcard and post several reminders to encourage attendance.

Special meetings are called by the board to address specific issues that require immediate attention or extended discussion beyond routine monthly board or annual meetings.

Homeowners must be notified of the exact purpose of the meeting. This ensures members can decide whether to attend based on the issue being discussed.

All homeowners are encouraged to attend special meetings. A quorum (minimum number of homeowners in attendance) is required to conduct business.

FLHPOA property owners in good standing (up to date on their association dues/fees) and their accompanied guests are welcome at any of our events.

Yes! Fox Lake Hills follows the same trick-or-treating hours as the Village of Lake Villa, typically 4–7pm on October 31. Please check their website or Facebook page for updates.

Common Areas & Amenities

FLHPOA has four parks: Bayview Park, Orchard Park, Chesney Park, and John Rule Park. For photos and more information about each park, please see the Parks page.

Reservations guarantee your use of the pavilion and are available only to FLHPOA members in good standing (up to date on their association dues/fees). If the pavilion is not reserved, it may be used on a first-come, first-served basis.

For information reservations, costs, rental rules, and available dates, please see the Pavilion Reservations page.

No reservation is required, but at least one player must be an FLHPOA member in good standing (up to date on their association dues/fees). Please be considerate of others who may want to use the court and limit your playing time if needed.

From Memorial Day to Labor Day, the Lake County Health Department monitors beaches on inland lakes, collecting water samples twice per month.

The water samples are tested for E. coli bacteria, which are found in the intestines of almost all warm-blooded animals. While not all strains of E. coli are the same, certain strains can make humans sick if ingested in high concentrations.

If water samples exceed the E. coli threshold (235 E. coli/100 mL), the FLHPOA board is notified, and a closure sign is posted.

Since heavy rain can raise bacteria levels, we always recommend avoiding swimming immediately after a major rainfall.

No, pets are not allowed in the parks. This rule is posted on the signs at each park.

No, according to 4.19 of our FLHPOA Bylaws, charcoal grills and open flames are not allowed in the parks. Open flames are only permitted during FLHPOA-sponsored events.
